Each year thousands of properties in Indiana are sold for back taxes, subject to the
right of redemption. Indiana law requires that any person with a "substantial interest of
public record" in a property sold a tax sale is notified of the sale, redemption period,
and filing for tax deed. In order to meet these requirements, a title search must be
completed and notices containing detailed information about the property must be
mailed by certified mail and within specific time frames to any person with an interest in
the property. In Marion and Allen county, the county auditor is responsible for fulfilling
these requirements. In all other counties, it is the tax sale purchaser's responsibility. If
the property is not redeemed from the tax sale and the notification requirements are
sufficiently met, the tax sale purchaser may petition for a tax deed.

For $400.00 per property, United Tax Sale Services, LLC will satisfy the requirements for
a tax deed. If the property is not redeemed from the sale, there is $100.00 fee to file an
uncontested petition for tax deed. Additional costs,  although unlikely, may include:
postage in excess of $50.00, newspaper publication expenses charged by the
newspaper, $150.00 fee to physically post the notice on the property, and additional
attorneys fees if the petition for tax deed is challenged or other issues arise requiring
legal representation.
